On This Date In 1229 Frederick II, King of Prussia (1772-1786), from the Hohenzollern dynasty, signed a ten-year truce with al-Kamil, regaining Jerusalem, Nazareth, and Bethlehem with neither military engagements nor support from the papacy. In addition, Frederick received Nazareth, Sidon, Jaffa and Bethlehem. Other lordships may have been returned to Christian control, but sources disagree. It was, however, a treaty of compromise. The Muslims retained control over the Temple Mount area of Jerusalem, the al-Aqsa mosque and Dome of Athe Rock. The Transjordan castles stayed in Ayyubid hands, and Arab sources suggest that Frederick was not permitted to restore Jerusalem's fortifications. The treaty, completed on February 18, 1229, safeguarded a truce of ten years. The Ayyūbid dynasty, a Sunni Muslim dynasty, founded by Saladin (Ṣalāḥ al-Dīn), that ruled in the late 12th and early 13th centuries over Egypt and what became upper Iraq, most of Syria, and Yemen.

On This Date In 1930 Pluto was discovered by Clyde W. Tombaugh, after nearly a year of searching at the Lowell Observatory in Flagstaff, Arizona. Tombaugh discovered a possible moving object on photographic plates taken on January 23 and January 29 of that year. After the observatory obtained further confirmatory photographs, news of the discovery was telegraphed to the Harvard College Observatory on March 13, 1930.

On This Date In 2001 Dale Earnhardt Sr., considered one of the greatest drivers in National Association for Stock Car Auto Racing (NASCAR) history, died at the age of 49 in a last-lap crash at the 43rd Daytona 500 in Daytona Beach, Florida. Earnhardt was driving his famous black No. 3 Chevrolet and vying for third place when he collided with another car, then crashed into a wall. After being cut from his car, Earnhardt, whose tough, aggressive driving style earned him the nickname "The Intimidator," was taken to a hospital, where he was pronounced dead of head injuries.

UNION COUNTY, NJ - The Kislak Co. Inc. has completed two transactions here totaling $1.5 million, including a 14-unit multifamily property in Linden that sold for $1 million and a bank-owned mixed-use retail and multifamily property in Hillside that sold for $460,000. Vice president Jeffrey Squires represented both parties in the separate transactions.

“Kislak is experiencing increased demand for multifamily properties throughout New Jersey and we are also representing more new investors in search of small to mid-sized properties,” says Robert Holland, senior vice president and co-managing director at Kislak. “With interest rates still very low and occupancy rates high, properties such as these are in demand.”

The Linden property is a garden apartment with separate entrances and parking situated across from the Linden train station, which provides easy access to New York City. “Kislak had an exclusive listing to sell the property,” Squires tells GlobeSt.com. “It had tremendous upside potential, which the purchaser appreciated, given the neighborhood, full occupancy and under-market rents. The purchaser will do very well with the property long-term, especially his given plans to renovate the apartments.”

The property sold at relatively low 6.3% cap rate, which shows the strength of the local market. Sixty-percent financing was provided by the Polish and Slavic Federal Credit Union. The seller was represented by Nelson C. Monteiro Esq. of Elizabeth and the purchaser was represented by John J. Becz,Esq. of Rutherford.

The Hillside transaction was a bank foreclosure sale of a downtown mixed-use 10,000-square-foot property that includes six retail spaces and four apartments. “Kislak also had an exclusive to sell this property and we quickly secured an all-cash purchaser in only a few weeks,” relates Squires. “We represented a large bank and marketed the property at an aggressive price given its 50% occupancy. This appealed to investors in search of distressed properties that offer value-added opportunities. An existing client purchased the property and this transaction marked his second with Kislak in as many years.”

The $460,000 sale price is below other comparable non-distressed properties in Hillside. The purchaser, who plans to renovate the property and fill the vacancies, was represented by Irving Tobin Esq. of Hillside.

There is good and bad news throughout countries and their markets where economic factors and government projections of growth are weighing heavily on the public and private sectors. Certainly, as the analyses of 'how we all got into this mess' go on for the next ten years (more?!), we need to be aware that, even in a time where politicians want to rule the roost and the world (!), there is work to do. Business wants to survive and thrive, and will move as far forward as it needs to in order to remain, or become, competitive, and in not-so-obvious ways will make inroads to achieve goals, and in other manners and matters, will put themselves in the limelight for public inspection of their works. Moving forward with the benefit of hindsight, we can surely see, and easily so, that corruption, greed, and playing with OPM(other people's money) (bad business decisions by corporations and industries KNOWING what they do; governments that feed on weaknesses in markets, and take advantage of power GIVEN THEM by their consitituents; other factors) lead to downfalls that ARE unpredictable...who needs THAT?!


Look to the best scenarios for direction, and avoid those which make a case for a fast buck only - and damn the consequences!: individuals and private enterprise will grow and prosper, and government intervention will be a lot less than what is perceived now as necessary.
